Diagnostics Without Unjustified Damage

Hidden Water Leak Detection in Moscow Without Unnecessary Opening

Moisture can travel through screed, slabs, service ducts or the inner face of a wall and appear far from the actual defect. Leak detection therefore begins with structured engineering diagnostics, not demolition.

Diagnostics Without Unjustified Damage

Signs of a concealed leak

The source is not always where water becomes visible. The earlier the moisture path is identified, the better the chance of preserving finishes and limiting repairs to a small area.

Dampness without a visible cause

A joint darkens, paint lifts, dampness appears near a skirting board, inside a cabinet or on the ceiling of an adjacent room.

Changes in system behaviour

Pressure drops, a pump cycles more often, the meter moves with outlets closed or a faint water noise can be heard.

Marks after renovation

After installing underfloor heating, a concealed mixer, an installation frame or new pipework, stains or recurring dampness appear.

Working Process

How a leak is located

A single instrument rarely provides a reliable answer on its own. The engineer compares several indicators and progressively narrows the search area.

We collect the history

We clarify when the mark appeared, how it changes, what work was completed and which services run nearby.

We inspect the system

Accessible connections, meters, manifolds, sanitary fixtures, drains and service areas are checked.

We take measurements

Temperature and moisture levels are compared, sound is assessed, pressure is checked and likely circuits are isolated.

We define the area

The most likely defect location is marked and an access and restoration approach is proposed with minimal removal.

Engineering Scope

Diagnostic methods and objectives

Hidden water leak detection must account for pipe material, slab construction, waterproofing, underfloor heating and layered finishes. The final set of checks is therefore selected on site.

Diagnostic methods

  • Thermal comparison of temperature zones
  • Contact moisture measurement in materials
  • Acoustic detection of water movement
  • Pressure-drop control and local pressure testing
  • Inspection of sanitary fixtures and drainage outlets

What may be detected

  • Damage to concealed pipework
  • A leaking joint or fitting
  • Leaks from an installation frame, mixer or shower system
  • Failed sealing around a drain, bath or shower tray
  • Water entering from an adjacent zone or neighbouring property

Premium Property Standard

Protecting premium finishes is part of the diagnosis

In a design-finished apartment, the search cannot begin with broad opening “just in case”. The engineer evaluates the moisture pattern, service routes and accessible technical points to narrow the intervention as far as possible.

After location, we explain the level of confidence, possible alternative sources and the restoration sequence. This allows work to be agreed in advance with the owner, designer, building management or insurer.

FAQ

Hidden leak detection questions

Does a thermal camera always show the exact point?

No. It shows temperature differences that must be compared with moisture, pipe routing and other measurements. A reliable conclusion comes from combined evidence.

Can a leak beneath tile be found?

In many cases the search area can be narrowed significantly without removing all tile. Accuracy depends on floor construction, pipe depth and how water has spread.

Do you inspect only water-supply pipes?

No. The source may be drainage, a floor drain, bath, shower tray, installation frame, heating circuit or water entering from an adjacent area.

What happens after diagnostics?

The engineer indicates the likely defect area, explains access options and agrees the repair or prepares recommendations for another construction team.

Have you noticed signs of a concealed leak?

Tell us where dampness appeared and how it changes. We will explain which observations matter before arrival and arrange an engineering inspection.
